OUR SERVICES

All field work is performed with electronic data collection, and all drawings are produced by utilizing AutoCad Release 14 software. Four crews operate daily; five Crews can be dispatched when needed. ACS works daily in Temple, Belton, Waco, Killeen, Georgetown, and surrounding counties to perform survey work.

Field Crews use state of the art GPS and robotic field equipment allowing more work to be done with less people.

RESIDENTIAL LOT SURVEYS

At ACS, we do professional land surveys with state-of-the-art, computer-aided drafting (CAD.)

Topographic SURVEYS

A topographic survey is used to identify and map contours of the ground and existing features on the ground or slightly above or below the earth’s surface. 

These surveys may include trees, buildings, streets, walkways, retaining walls, utility poles, water and sewer lines, storm drainage, etc.  Topographic surveys are frequently used by design professionals (civil engineers and architects) to design a residence or building, or a new street or a retaining wall.  When used in this manner, they can be invaluable in ensuring that the structure is designed to fit real world conditions.  A detailed topographic survey can be the first step in making certain there are no hidden problems that would may cause a project to be over- or under-designed.

Engineering Design Surveys

New construction projects typically begin with an Engineering Design Survey, requested by a civil engineer in charge of a project design. These surveys include ground level topography and the location and documentation of visible evidence of existing improvements. Engineering Design Surveys can be performed for a wide range of civil projects, including the design of roads and bridges, drainage studies, water improvements, stormwater improvements, and sewer projects.

During the design survey, ACS works closely with civil engineers to gather the “as-built” existing site conditions in and around the proposed project, and determine all of the controlling elements to be used as the basis for the project design.

Engineering Design Surveys incorporate elements from land, hydrographic and geophysical surveys. ACS works closely with engineers and planners to develop survey drawings that will be incorporated into engineering design plans.

Construction Layout & Staking

Construction layout and staking surveys calculate and mark (on the ground) the horizontal and vertical positions of a structure to be constructed.
We take an engineer or architects design “off print” and onto the ground. We work closely with design professionals and contractors and are able to make design dreams a reality.

We also perform “as-built” surveys. Sometimes individuals want to know exactly what they have in order to do a redesign or update an existing project. If they do not have accurate drawings, we are able to come in and measure everything that is existing and provide this to the design professional ensuring that the job is accurate from the start.

As-builts can range from entire subdivision projects to individual buildings to rooms within buildings to actual utility layouts within building structures.

Commercial ALTA Surveys

An ALTA Survey is a detailed commercial survey product presented in standardized survey format. It’s used to determine property lines, locate improvements, identify easements, utilities, and many other conditions affecting the property. An ALTA Survey is the most comprehensive of all surveys.

ACS provides ALTA surveys for clients throughout Central Texas. Our typical client groups include Owners, Title Companies, Law Firms, Corporations, REITs and Lenders.
